February: 3 critical dates & pitfalls for taxpayers 🔔
13 February, 2026 10:50

Taxpayers are required to meet three key obligations in February, with specific deadlines that demand immediate attention ⏳.
🧾 Key Obligations
- Submission of application for up to 20% discount on ENFIA (property tax)
- Finalisation of details in the Short-Term Rental Registry (AADE) for the year 2025
- Submission of the previous year's income certificates by employers and organisations
🏠 ENFIA Reduction
📅 The deadline for submitting an application for a reduction of up to 20% on this year's ENFIA expires on February 16.
✔️ Conditions:
- The property must be insured against fire, flood, and earthquake
- 📉 20% reduction if the taxable value is up to €500,000
- 📉 10% reduction if the value exceeds €500,000
🏘️ Short-Term Rental
📅 By February 27, details for the year 2025 must be finalised in the AADE Short-Term Rental Registry.
🔍 Owners and managers are required to:
- Review declared income
- Correct any errors or omissions
⚠️ Warning: Failure to finalise may result in taxation at 100% of declared income, even if it has not been collected.
💼 Income Certificate
📅 By February 27, income or pension certificates for 2025 must be submitted to AADE.
Delays may cause:
- ❌ Income not being pre-filled in tax returns
- ❌ Incorrect tax assessment and the need to file an amended return
✅ Timely submission is a key requirement for a smooth start to the tax season.
